It’s worth stating at this juncture that Kingswood isn’t actually in Bristol – it’s in South Gloucestershire, despite being a mere 3.5 miles from the centre of the city, to the east.
Or is it?
Many residents of Kingswood, which to all intents and purposes straddles the border between Bristol and South Gloucestershire, very much consider themselves Bristolians beyond their monthly council tax payment to South Gloucestershire council.
In many ways, Kingswood’s location on the border between both authorities is what makes it so great.
By living in Kingswood you get the best of everything Bristol has to offer, but you’re also on the edge of the South Gloucestershire countryside with easy access to the Cotswolds and Bath.
Houses for sale in Kingswood
The majority of property for sale in Kingswood is, like much of Bristol, from the Victorian era.
Rows of well-kept, three-bed Victorian terraces line many streets and these properties provide great options for families, investors and young professionals.
Great examples of these properties can be found on Court Road, which runs parallel to the main Hanham Road through Kingswood, close to schools and amenities.
To the north of the A420, many roads are lined with larger 1930s family homes, both semi and detached.
There are also some late 20th-century houses north of New Cheltenham Road, between Kingswood and Soundwell.
Flats to rent, Kingswood
Kingswood offers renters, many of whom are families keen on the area’s great schools, a wide variety of property to rent.
Some of the area’s sought-after period houses have been converted, offering renters some characterful flats to rent close to shops and restaurants.
Kingswood also has a good number of purpose-built flats and apartments on offer to renters, while many properties are let on a room-by-room basis, giving young professionals keen on shared living plenty of options, too.

Although Kingswood is renowned for its period and early 20th
century homes, it has also experienced its fair share of development.
Greenbank Road in Hanham has recently become home to a host of new-build houses, while CJ Hole has been marketing a stunning four-bedroom terraced home close to Beacon Rise Primary School in the heart of Kingswood.
Bungalows for sale in Kingswood
Kingswood offers a good number of bungalows, with many of the best examples on road like Orchard Road, close to Kingswood Park in the heart of the area.
Nearby Hanham and Warmley are also home some great single-storey homes, which are very popular with buyers.
Kingswood schools
Kingswood is home to two ‘Outstanding’-rated primary schools – Beacon Rise Primary on Hanham Road and St Stephen’s CofE Junior School on Landsdown Road between Kingswood and Soundwell.

Kingswood transport links
Kingswood is well connected by road, with the A420 from the area heading directly into Bristol city centre in around 30 minutes.
The A4 to Bath is well within reach, too, while the M4 to the north, for London and South Wales, is reachable via the A4174.
On the railways, Kingswood’s nearest station is Lawrence Hill to the west, which offers trains to London via Bristol Temple Meads and direct services to Weston-super-Mare.
Restaurants in Kingswood, Bristol
Kingswood is well served by a number of quality restaurants, many of which have been staples of the area for many decades.
One such venue is La Passione on Regent Street, which serves up classic home-cooked Italian fare and is known for its excellent service and atmosphere.
Indian food fans are well catered for, too, thanks to Shadin in nearby Staple Hill. The restaurant is one of many Indian eateries in east Bristol, but ranks highly on TripAdvisor for both its in-house and takeaway food.
The Star on Hanham Road, meanwhile, is a great option for pub lovers, serving a wide range of ales and a comprehensive menu of pub classics.
Kingswood shops
Kingswood’s main shopping centre is King’s Chase, which has branches of Wilko, Sainsbury’s, WHSmith, New Look and Costa.
A number of independent shops also line Regent Street, close to the King’s Chase centre, meaning most of Kingswood’s best shopping is close by.
